Energy Performance Certificates in Ivybridge
Ivybridge sits on the River Erme at the southern edge of Dartmoor, just off the A38 east of Plymouth. It grew quickly from the 1970s onwards, so a large share of the town is estate housing built in the last fifty years, around an older core near the river.
That matters for an EPC. Newer homes were built with cavity walls, double glazing and some loft insulation already in place, so they often start from a better position than older stone houses. The details still decide the band: how much insulation is really in the loft, what boiler and heating controls you have, and whether the hot water cylinder is lagged.
On an estate, buyers can compare your certificate with the house next door. If yours scores lower than a neighbour’s that looks identical, the difference is usually in those details, and the certificate spells them out.
What I look at in an Ivybridge home

Boiler and controls
The age and type of boiler, plus programmer, room thermostat and radiator valves, all count. Better controls can lift a score without replacing anything big.
Later additions
Conservatories, garage conversions and extensions are measured as their own parts of the house, with their own walls and glazing.
Windows and doors
I record the glazing type and roughly when it went in. Early double glazing is scored differently from newer units.
