Energy Performance Certificates in Saltash
Saltash sits on the Cornish bank of the Tamar, joined to Plymouth by the Tamar Bridge and Brunel’s Royal Albert Bridge. Plenty of people who live here work in the city, and plenty of Plymouth landlords own property on this side. I’m on the Devon side in PL2, so Saltash is close to home.
Crossing into Cornwall doesn’t change anything about the certificate. Cornwall and Devon are both in England, so the same EPC rules apply on either bank: you need one before you sell or let, it lasts ten years, and most rentals need band E or better.
The housing here is a real mix. Older terraces run down the hill towards the waterfront, while Latchbrook, Burraton and Carkeel are mostly post-war and newer estates. A Victorian terrace and a 1990s semi on the same side of town can land several bands apart, and the certificate explains why.
